You could be more specific here. Do you need 3d soft for
VR/AR content creation? as ozey6 mentioned here you would go with blender, 3dmax, maya, cinema4d ..and so on.
VR/AR content creation in VR? then u d go with gravity sketch, adobe medium ... and so on.
VR/Ar final presentation? all major game engines again as stated above unity / unreal4 / etc.
Or you plan to learn more lo level stuff? then i guess open gl and so on.

There are several 3D software options that are well-suited for use in the AR/VR/MR industries, particularly for educational purposes. Some popular options include:

Unity: Unity is a widely-used game engine that is also well-suited for creating AR/VR experiences. It has a large community and a wide range of tools and assets that can be used to create interactive and immersive experiences.

Unreal Engine: Unreal Engine is another popular game engine that is well-suited for creating AR/VR experiences. It has a powerful renderer and a wide range of tools and assets that can be used to create high-quality experiences.

moreover SketchUp, Blender are also good
Ultimately, the best 3D software for AR/VR/MR and educational purposes will depend on your specific needs and the type of experience you want to create.
