These signboards have been made specifically for blender users and I highly suggest you to download the blender file to get more flexibility. The models are not high poly so you can use them in your games also without any problem( < 2400 tris). All this is free for any kind of use commercial or non-commercial projects. Just make sure to bake out the textures for the green signboards after putting your own textures and locations according to your game. Otherwise the blender fbx exporter will not be able to export proper textures. Or you can make your own texture using other softwares and directly use simple principled shader and put it in the diffuse input by making a new material. Sorry for the inconvenience but I kept it like that to give you some creative freedom to make it as you wish( decide your own distance and location). Its better if you download the zip file.
