In the Maps folder have two sets of materials, each set with 3 different modes, clean, dirty andcommon modes for each set of textures.

All different material modes are created by applying textures only and by default with V-Ray and Corona settings (Only reflect value have been changed to the maximum)
The tile is not made by geometry (texture)
Material - seamless texture (diffuse + normal + reflglossiness + AO + Fresnal ior + height)
