The stack of modifiers of objects in .max files is not collapsed.
Modifier TurboSmooth (mesh smoothing) and Noise assigned to objects through Instance - turn it on / off on one object, and the changes will affect all objects.
Similar objects are cloned as Instance.
Model objects are logically grouped for ease of use.
Pivot of each group of objects is set at the bottom point (coordinate Z = 0).
Materials are customized for Corona and Vray.

RECOMMENDATIONS FOR USE.
To reduce the detail (far and middle render distance):
disable the TurboSmooth modifier for objects,
disable the EditPoly modifier for objects (chamfers),
MODEL MESH DENSITY (1 iteration of the TurboSmooth modifier to mesh smoothing):
